Optima is a Chicago and Arizona developer whose Arizona communities are recognisable at a glance: stepped terraces, floor-to-ceiling glass, and living plant walls climbing the facades. The landscaping is not decoration — it shades the glass, which is a serious consideration in a climate like this one.

Optima Sonoran Village

Downtown Scottsdale, walkable and green, with the courtyard landscaping the buildings are known for. Popular with tenants who want the city without Old Town’s noise.

The single most common surprise for clients new to these communities is that residences are delivered unfurnished. A realistic Optima budget is rent, plus furnishing arranged through their partner or a designer, plus any premium attached to a shorter term. We will lay all three out before you tour so nothing lands late.

Which Optima community should I look at?
It depends on what you want your day to look like. McDowell Mountain is the newest and sits in North Scottsdale near the Airpark. Kierland puts you next to Kierland Commons and Scottsdale Quarter. Sonoran Village is downtown Scottsdale and walkable. Camelview Village is urban Old Town, adjacent to Fashion Square. Same architectural language, four genuinely different daily lives.
Are the residences furnished?
They are delivered unfurnished. Furniture is arranged separately — Optima works with a furniture rental partner, and interior designers can be engaged through the resident app. This matters for budgeting: the cost of an Optima tenancy is rent plus furnishing plus any short-term premium, not rent alone. We will get you a furnishing quote once you tell us the level you want.
What lease terms are available?
Ten to thirteen months is standard across the communities. Shorter terms are sometimes available in limited numbers and typically carry a premium confirmed per residence. If you need six months, say so early — that inventory is finite and moves quickly.
What do I need to decide before you can quote a specific residence?
Three things the leasing offices ask for every time: your vehicle count, whether you have pets and their type and weight, and your furnishing level. Parking is assigned, pet policies carry breed and weight limits, and furnishing is quoted separately. Having those ready turns a week of back-and-forth into a single conversation.
Does representation cost me anything?
In most cases nothing. We are compensated by the community, which means our representation is at no cost to you. We tell you in advance if any situation differs.
Can you arrange a tour?
Yes, and we will accompany you. One point worth knowing: we should register you before your first visit, because registration timing determines whether a broker can represent you at that community. It takes a minute and it costs you nothing — but done after the fact, it cannot be undone.
