The Scottsdale
Season.

From late January through March, the biggest events in the Southwest arrive within a few miles of each other. They set the calendar for furnished and seasonal leasing, and they are why the same home can command very different rent depending on the month.

How Much the Season Moves Prices

Winter Costs More Here.

The biggest swings are in nightly and furnished stays, where prices reset daily. Annual lease rents move far less, but the season still decides when good homes rent fastest.

Using the Calendar

What It Means for You.

For owners

  • Time an annual lease to end in the fall or early winter, when demand is building, not in July.
  • For a furnished seasonal lease, price by the month. A flat rate leaves money on the table in February and March.
  • Open winter availability early. Seasonal leases often run three to six months, and the strongest homes commit first.
  • Compare the whole year before you choose. A strong winter can still trail a steady annual lease once you count summer vacancy, furnishing and upkeep.
  • Stays under 30 days need a state transaction privilege tax license and follow the city’s short-term rental rules. Leases of 30 days or more do not.

For residents

  • If you want a home for January through March, start looking in late summer or early fall. The best furnished homes go first.
  • Event weeks in late January and February are the most expensive of the year. A lease that starts before them avoids the premium.
  • Summer is the best value of the year, and the widest choice of annual leases.
  • Many of the finest seasonal homes are never listed publicly. A private search reaches them.
